Has anyone bought a house before?

My boyfriend and I are looking to buy a house in a year. We're hoping to have about 30k saved up and we're currently working on building are credit.
Is there anything you wish you had known before you bought a house?
Anything you wish you would have thought of?

Just looking for advice. :)

    lol Kyle

Yes: I have bought two houses. The only thing I wish I had known before buying my first house is that I really didn't need to buy a house. I wish I hadn't. The first house I bought was a cheap fixer-upper that I resented living in and I bought another house just so that I could move out of it. It had a really oppressive aura about it. Now I'm stuck with two houses that I can't get rid of, and I don't live in either of them.

Where you live? looking to sell? :D

We (read I) have thought have about buying a house for a long time.
My BF used to just want to rent, but we did the math and figured we could buy a 125k decent house with a big backyard in a quiet area in a nice school district for LESS then rent. Including homeowners insurance, mortgage, and property taxes.

I've always wanted my own yard to garden in, room for our daughter to run around, and we also have a dog and I'd like to get another larger one as well. Plus we both are addicted to HGTV and the remodel shows so we're really interested in an older home that we can put a little work on over time. And the area we're interested in is right by where my company is opening another location that I'll manage in a year or so.

Besides, we enjoy a little greenery on the weekends and in the evenings and I'd only feel comfortable doing it on my own porch, without having to worry about the maintance guys coming in and smelling it. D:

We're looking for a 3 bedroom, 2 bath with a large backyard and open concept for 125k, and considering the other houses in the area go for about 90-100k, we could get a pretty nice one for that amount of money.

I have a home that would be perfect for you actually, except for the fact that it is in Tennessee :(. Good luck looking though! Buying a house is so much fun. Make sure you get a good agent that will tell you what he/she really thinks about the house, good AND bad. So many agents will sugarcoat every house because they want you to close ASAP.

I'll sell you my place. It is in Singapore.

You gotta go pick it up yourself. lol.

On a more serious note, have you tried consulting maybe someone older who has owned their own house? (your parents etc.)

They can give you advice I suppose.

Buying a house is one of the best investments you're likely to ever make, so I wouldn't regret it or have second thoughts no matter what :) That being said try to be sure you both are very happy with the house and don't give in to peer pressure by the realtor. And if you think the price is too high don't be afraid to start with a lower offer, even if the realtor advises against it, as they are more interested in closing the deal as fast as possible since the $5000 difference in price for you isn't worth the wait for a realtor.

The Plateau. Kind of East-Central I guess. The town is Crossville.

I don't know if you're even considering renting, but this is a pretty interesting visualization that might help you out.

When you get your mortgage try to get bi weekly payments. Bi weekly payments will shed off years upon years on your mortgage. We got a 35 years mortgage but we switched to bi weekly payments and we will have it paid off approximately 6 1/2 years earlier. Make sure to pay the extra little bit to get your house inspected, try to find an inspection company that has been around for quite a while bc inexperienced house inspectors just don't cut it when you are talking about a large investment. I'm sure there is a lot more I could tell you but I am tired and have to call it a night. Good Luck :)
