I re-did the inside of my tenants home. New kitchen floor, new wall to wall carpeting, new paint...EVERYTHING! I spent over $4000 in there last year. So now he leaves and I go in to check and there are holes in a couple doors, mini blinds either missing or destroyed, carpets heavily stained and that new kitchen floor...deep gouges all over it! Did I mention the place is filthy? He was even so kind to leave me old pizza in the oven!

Sorry but I need to vent somewhere...might as well be here! Anyone else got asshole tenants?

No tenants here, but I would say file a small claims lawsuit against him then take it to Judge Judy. Seriously tho, if you have proper documentation of what you did in renovations to the place with pictures would be better, take his ass to court.

Shouldn't you have checked it -before- he left?

    And regularly before that, too?

Seems like you're almost as much to blame as the tenant, to be honest...

Ok, so maybe I didn't check the apartment while he was there but still it was just him there. There is no reason why the place should be destroyed like that. And the ass owes me 2 months rent on top of it. Good thing I get free legal representation through my husbands union. I will definitely be seeing that ass in court

Jeez, that sucks. My dad has a vacation home down in Galveston that he is constantly telling me about. He has to balance how nice it is with how likely it is to be completely messed up by someone renting it. Its a fine line, or so he says.

wow your husband gets legal representation from his union? that must be a relief cuz otherwise taking him to court my cost more than fixing up that house

You should make them pay upfront, with an inspection of the place every new payment or something.

Yea, thank god for the Teamsters Union! Lawyers are so expensive these days. And inspecting the apartment every month is a really good idea. Thanks! Never thought of that

You never thought about regularly checking your own apartment? IMO, you could've saved yourself a lot of trouble with a little common sense. (I'm not trying to rip on you, but your decisions were quite poor)

It really depends on the forms you made him sign to get the apartment. If they are decent and forces him to cover damages, etc., then you should have no problem (my guess is that this guy probably cannot afford a good lawyer tongue.gif).

At any rate, getting the money out of him may be a problem, though through our lovely legal system, maybe not too horrific of one smile.gif Good luck with that.

I know the whole landlord thing may be hard for you, but you gotta realise that people (in general) dont care much for other people's property. You have to be strict, because after all, it is your stuff.

Well maybe run a background check of your possible tenants before letting them live on your property... im sure if you contact past landlords and past and present bosses, you can find out a lot of information about your future tenant than you might have not known otherwise. Plus, like everyone else said, check in on the property every once in a while and make sure the tenant isn't destroying your house, as yours did.
How do I know this? My dad rents out like three properties smile.gif

My parents have about teh same problem. And YES you can make him pay for damages as long as in the papers you made him sign to rent the apartment it specifically says that he is not reasopnsible for damages. Say he looked like a nice guy and wouldn't do somethign like that

Now he's pissed at me because after he had moved out some guys came to the house to repo his truck. My husband has a red pickup truck very similar to his. He saw these guys trying to get into his truck and ran outside. Anyways he told them where our ex tenant lives now! Haha sucks to be him!
